GET PRE-QUALIFIED / PRE-APPROVED
In today’s market, you must be prepared – knowing what you can afford and getting pre-qualified for a loan and pre-approved by a bank. We’ll help facilitate this first step.

Assess whether you are ready to purchase a home. Do you have money saved for a down payment? Make sure your credit reports are accurate. If your credit score is questionable, it’s best to repair it before going into the home buying process. What are your future plans? Will you stay in the area long-term? Your potential home should meet your needs of today and take the future into consideration as well.

Determine your budget and preferred location. An easy way to estimate how much house you can afford is by multiplying your total pre-tax income by three. Be sure to factor in existing debts. Consider your commute, property tax rate, schools, shopping, amenities, and the type of home you are seeking (condo, single-family, townhouse) when selecting desirable neighborhoods.

Now it’s time to get pre-qualified for a mortgage. Your AXIS Real Estate Agent can recommend a mortgage lender if needed. Simply provide the lender your income and the amount of savings and investments, and she will determine how much you may borrow. Next, you’ll need to get pre-approved for credit, which allows your lender to verify your financial status.

The fun begins! Make time to go to showings and open houses. Your AXIS Agent will also set up an automated feed from the MLS with a list of available properties that meet your criteria.

Once you have found a suitable home, your AXIS Agent will write an appealing offer to present to the seller. If the seller accepts your offer, then you are under contract. Or the seller might make a counter-offer and the negotiations will continue until you come to agreeable terms.

In most cases, the purchase offer is contingent on a home inspection to check for structural damages or needed repairs. This contingency protects you by providing an opportunity to renegotiate or withdraw your offer if significant issues are discovered. Your AXIS Real Estate Agent can help to arrange the inspection within a few days of your offer being accepted by the seller.

Know your priorities when choosing a mortgage. How soon do you plan to move again? Do you want a 15-year or 30-year loan? Can you afford a 20% down payment? Select a mortgage lender with competitively priced loan programs and an excellent reputation for customer service. Ask your AXIS Agent for lender recommendations.

The home you are purchasing now must be appraised. As a buyer, you want the appraisal to come in at the same amount or higher than your offer. If it comes in lower than the negotiated price, you may renegotiate with the seller or walk away from the deal.

Your mortgage lender will have a title company confirm that the seller is the rightful owner of the house you are buying. They will also look for any outstanding taxes, liens, or ownership issues with the property. Then, you will do a final walk-through of the home with your AXIS Agent to make sure the house is clean, that the lights, HVAC, toilets, and sinks are in working order, and that all agreed-upon repairs are complete.

At the closing, your AXIS Real Estate Agent will be there to help you in the final steps of purchasing your new home. You will officially sign the mortgage loan and a ton of other paperwork. The ownership is then transferred from the seller to you as the buyer, and the property is officially yours!
